Forbes Park Entrance Gate
Forbes Park stretches about 10 miles from end to end and varies in Elevation between 8800' and 10,000' . The access gate is operated with a magnetic key, which is issued to all owners. There are 3,346 lots averaging size of between 1 and 5 acres, although there are a few larger ones.  Of the total area of 13,046 acres, approximately 5,000 acres is common lands or greenbelts.

Forbes Park is a gated community 13 miles east of Fort Garland and 130 miles south west of Colorado Springs, CO.  It is truly a PARK with many alpine meadows, aspen, spruce and fir forests and several alpine lakes.  Malcom Forbes began developing the area in the mid 70's and was the sales agent for the properties.  The Homeowners Association maintains the roads, common areas, and a clubhouse, in a pristine manner with the goal of keeping it as a first class gated development. 

By clicking on the Forbes Park website, you can read their covenants, by-laws, access a complete knowledge base of camping, building, winter road maintenance, hunting, etc.  It is vital that you spend some time reading over that information if you are serious because many of your questions will be answered. 

While you are purchasing land from us, we do not allow building projects, living on the land, or storing of equipment, supplies, or vehicles.  We do allow short-term camping.  All county Rules and Regulations must be followed regarding camping and permitting.  If you get our permission, you can put in a driveway and/or camping pad, with a permit from the county.  There might be a few exceptions, such as keeping a fire-pit on the property which we can allow on an individual basis.

Because this parcel is near the front of the park and has easy access, it should be a good one for a cabin.  There is a meadow at the road with room for a structure or camping.  A is a nice cabin/house located nearby  may have power.

 Property is located in a desirable part of this gated community with power easily accessible, located on the snow route, and a permanent neighbor next door for security. The photo of the Cabin is that of the neighbor, as this parcel is only land.  It is mainly level from the road with scattered aspens and pines.  Some clearing would be needed to create a homesite and driveway.  The property borders on a greenbelt area and from the south-western edge of the parcel there is a view of Mt. Blanca and Mt. Lindsey.  It seems like a park on that edge and nobody could ever build and destroy that view.  The price reflects the availability of power.

Forbes Park Unit F-1,  Block 69, Lot 1401 ---1.6 Acres--Cash price is $12,600.  We will finance for $14,000 requiring a down payment of $4,000 and $200 per month for 58 months

Located on Emery Loop (main thoroughfare) this parcel has a lush meadow, nearly flat, aspens, pines, some very unique rock outcroppings down into the property and the slope goes down to a small lake.  The lower corner of the property is right on the edge of a small pond. A flock of wild turkey roamed on it at the end of September, plus a large buck and his family were nearby on an adjoining property.  There is an abundance of south facing slope with would be excellent for a solar system.  We did not find power within a reasonable distance, but there are neighbors also using solar in the vicinity.  There is about 140 feet of road frontage on this parcel and the trees are currently marked with orange blaze to show the approximate boundaries. 

Parcel is back on the market from a prior buyer whose wife decided she didn't like to camp.  We are happy to feature it again on our website.  Previous owner had an approved driveway put on the lot so you can drive on the parcel off the road.  We don't have photos of it yet, but will perhaps before winter of 2015 sets in.

Forbes Park Unit G-1, Block 86, Lot 1659 - a premium lot with access to the Greenbelt on side of the boundary.  Cash or Fast Pay $9,000.  Our financed price is $10,000 requiring $3,000 down and 35 payments of $200 per month.

This is the last of our Greenbelt properties in Forbes Park.  We have new photos of it to the side, and have others in our files that we can email.  This parcel is over 2 acres and has northeast boundary up next to the Greenbelt which guarantees no building or obstructions in that area.  It is allowed to hike in the Greenbelt, but no ATV's or any type of travel that would damage the delicate areas.  It is often spongy in the center portion as it is a dip and collects water at that elevation and allows it to pass through to keep the area green in summer.  There is easy access to this parcel off Towey Pl.  On the driveway side there are nice trees and shade for a private area, then a gentle slope down to the Greenbelt.

Priced to SELL -- this nearly flat parcel is near the Greenbelt and would be easy walking distance into the quiet and peaceful area for hiking and watching nature.  There are a lot of trees on this parcel -- some need to be cleared, but already a few flat openings for a camping pad or an eventual cabin site.  Presently there is not power in the area, but south facing solar panels are possible on Lutoff Lane.  The photos are recent and we can't figure out why we haven't sold this parcel a long time ago.  We have more photos in our files that can be emailed.  As in all Forbes Park parcels, the covenants must be followed and there is no hunting and no ATV's allowed at this time.

From Forbes Park Road, Turn right or west on Strauss until you come to Korkloff and look at cow tags and on the right side of the road for 1940 and 1941.  Go back out to Strauss, turn left until you come to Hilda to see 1948 and 1949.

Forbes Park Unit J-2, Block 131, Lot 2348 -- 2.62 acres.  Financing not available for this parcel:  Best Offer over $32,000

On the side of the Big Lake-- located towards the end of Benton Place, this parcel has access to the Lake and includes the grassy area shown in some of the photos.  The upper portion near the road is very steep and will require creative and well-planned out road work in order to gain access to the meadow area at the lake edge and to locate a building site.  A parcel at the other end of Benton Pl which is nearer to the main road and also has some amenities such as power and underground phone in place and is also less sloped has been listed for $59,900.  There are mature pines and an abundance of wildlife in this area.  We have several other photos of this property - furnished upon request.
