Food for Thought-- Some other land sellers offer parcels of land for $99 per month for 10 years.  The actual cost of the land ends up being thousands of dollars more than the original price and the parcels themselves are in areas that we don't even deal with because of their inferior location, lack of roads or any type of infrastructure, and distances from neighboring towns.  Our parcels, if inferior in some regard, will divulge their condition in our write-up, the photos will be accurate and from the parcel and our prices will be in the range $3,000 to $5,000.  It just bears thinking about.......

This parcel is conviently located in the San Luis Valley Ranch area on 13th Street and is the third lot west of Pinon.  It is 5 acres and is just down south a bit of the natural pond that attracts wildlife to the area.   It has wonderful views to the north, but isn't too far from town. The parcel is flat and has no trees, but they will grow if you water them.  Of our two Unit 9 parcels for sale as of late September, 2015 -- this one is closer to the mountain. 

 

Directions:  From the town of Blanca, drive north on Broadway (across from the Red Rocks convenience store) 0.8 miles to dead end at 17th; turn left.  Take first right onto Cedar Ave.  Follow Cedar about 1.7 miles to left turn onto 7th.  Take 7th 1.5 miles to Pinion Ave., turn right.  Drive 1.5 miles to 13th and turn left.   Lot begins 660 ft. from Pinion on right side of road, with 330 ft. of frontage along 13th.  See map.

Unit 10, Block 10, Lot 8 - 7.5 acres priced at $6,000 cash or if financed, $6,600 requiring $3,000 down and $150 per month for 24 months.

Similar to our other Unit 10 parcels, this one has beautiful views of nearby Blanca Massif to the north, as well as other high mountains to the east and west. It stretches from 12th St to 13th Street between Pinon Ave.  It would make an excellent site for a permanent, solar-powered home or cabin, or a good place to park an RV for a week or two.  The small down of Blanca is a 10 minute drive away, with its Post Office, convenience store, Lu's Cafe and an RV park with dump station.  Alamosa -- with its many restaurants, grocery stores, hospital and other amenities -- is about 20 miles west, and the Sand Dunes National Park is about 15 miles northwest. As always - we don't allow anything but occasional camping on the parcel until it is paid for.  The rules and regulations of the county apply in terms of development of a septic, well or cistern, a driveway, camping pad and electricity.  There is another cabin in the general  area with solar panels. 

 
Directions: From the Red Rock store in Blanca (corner of U.S. Highway 160 and Broadway), head north on Broadway to a dead-end at 17th St.  Turn left, then right on Cedar.  Continue north to a left turn on 12th St.  Drive west past Aspen then Spruce and the parcel will be on the right when you get to the corner of Pinon and 12th.  That is the SW corner.  For the NW corner drive up as far as 13th St on Pinon.Parcel is approximately 260' from the corner of Pinon to the east along 12th (and 13th).  The other dimension is approximately 1,162 ft along Pinon.  se plat map below
