Forbes Park is a gated community about 13 miles east of Fort Garland and 130 miles south west of Colorado Springs. It is truly a "PARK" with many alpine meadows, aspen, spruce and fir forests, and several alpine lakes. Forbes developed Forbes Park starting in the Mid 1970's and sold all properties.
The Homeowner's Association maintains roads, common areas and the club house keeping the area pristine and as a first class gated development is the goal of the residents.
Only short-term camping is allowed, and covenants ensure that new construction fits into its natural, alpine setting. The Association has snow plows and many of these parcels are accessible the year around.  

SDCR and FP Land has been selling soon after listing.

Forbes Park stretches about 10 miles from end to end and varies in Elevation between 8800' and 10,000' . The access gate is operated with a magnetic key, which is issued to all owners. Check Wolfgang's Schedule ( click below) to make an appointment to view these properties in Forbes Park.

Effective October 1, 2005 - Forbes Park is charging a fee of $200 to change ownership on a parcel located there.  There is a form to complete and also the fee must be collected during the title transfer process, and the buyer(s) must sign a the agreement before they will be issued a gate card and be permitted access to Forbes Park.

This is a premium lot bordering a large open space Common Area.  It is located at the east boundary of Forbes Park with Forbes Wagon Creek (a development with 40+ acre parcels

to the east and open space to the north and west, which offers seclusion and privacy.

There are 3500+ parcels in Forbes Park and only about 700 were designated as premium lots and sold by Forbes for up to $25,000.  Regular lots originally sold for $6000.

 

Presently, electric power is about one mile away, and the residents in that area are using solar and wind power systems for their homes and cabins.People with cabins often use a cistern or buried tank and have water delivered for about $120 for up to 3000 gallons. Such a system costs much less than a well. But well permits are readily available and the average well depth up there is $180’. A complete well costs about $8500 in 2008. The soil up there drains well for septic systems, and that is a common method of waste disposal.

 

There is a small seasonal stream at the edge of this property, a tributary to Wagon Creek, that flows toward the north on the other side of the railroad track. In the summer months, a tourist train

From Alamosa to La Veta travels on that track through Forbes Park to the little town of La Veta.

This parcel is located near the center of Forbes Park.  It is nearly flat, has

a dense tree cover of Ponderosa, Aspen and Spruce . On a neighboring parcel a few hundred feet to the south, there is a nice residence is under construction.

There does not appear to be any power nearby, but several parcels with underground power were located about 3,000’ to the south.  There was a flowing stream about 1,500’ south in late May of 2007.
