Forbes Park Entrance Gate |
Forbes Park stretches about 10 miles
from end to end and varies in Elevation between 8800' and 10,000' . The access gate is operated with a magnetic key, which
is issued to all owners. There are 3,346 lots averaging size of between 1 and 5 acres, although there are a few larger ones.
Of the total area of 13,046 acres, approximately 5,000 acres is common lands or greenbelts.

Forbes Park is a gated community 13 miles east of Fort Garland and 130
miles south west of Colorado Springs, CO. It is truly a PARK with many alpine meadows, aspen, spruce and fir forests
and several alpine lakes. Malcom Forbes began developing the area in the mid 70's and was the sales agent for the properties.
The Homeowners Association maintains the roads, common areas, and a clubhouse, in a pristine manner with the goal of
keeping it as a first class gated development. By clicking on the Forbes Park
website, you can read their covenants, by-laws, access a complete knowledge base of camping, building, winter road maintenance,
hunting, etc. It is vital that you spend some time reading over that information if you are serious because many of
your questions will be answered. While you are purchasing land from us, we do not allow building projects, living on the land, or storing of equipment,
supplies, or vehicles. We do allow
short-term camping. All county Rules
and Regulations must be followed regarding camping and permitting. If you get our permission, you can put in a driveway and/or camping pad, with a permit from the
county. There might be a few exceptions,
such as keeping a fire-pit on the property which we can allow on an individual basis.

Financed price: $7,800, with $2,500 down and 36 monthly payments of $147. The
remaining Unit J-1 parcel is wooded with Aspens and pines along two beautiful roads in the center of Forbes Park.
There are nice homes and cabins in the neighborhood, with power available for Lots 2264 and 2265 on Port Loop, which we sold
earlier this summer to a couple from TX. Forbes Lake, with good fishing and beautiful views, is a short drive away.
Compare this parcel with one being sold by one of our competitors on another website: For virtually the same type of
property and size, they are asking $15,000.
