This parcel is on the corner of 18th Street and Pinon. There
is a permanent resident living across Pinon Street. The parcel has a fabulous view south towards New Mexico - and good
access to the upper roads in the SLVR area for hiking and exploring. It has few trees, but is more grassy and wouldn't
be difficult to clear. We own a several parcels in the general area that are never going to be for sale and have family
gatherings and picnics on them. There is no power in this area and not likely to ever be any. Good area for a
solar installation.

Located on the lower slopes of the Mount Blanca Massif and very near to our own family parcel and cabin in Unit 14,
this parcel is on a south-facing slope on 19th Street - about halfway between Pinon and Pine. At an elevation of 8,033
feet, it is 400 feet above the valley, which affords fantastic views around the region looking in several directions -- perhaps
as far as New Mexico! Winter snow will melt quickly on this slope - which will ensure you can travel there most of the
year. There was one occasion in the last 10 years when we parked our vehicle and walked the last 1/4 of a mile up Pinon to
our place through knee deep snow - but the sun was shining that day and we only needed jackets for warmth.
On the parcel to the east, there is a stone cabin which is presently for
sale by a realtor in Alamosa. At one time - that resident actively used solar panels and a wind generator at his place.
Power is several miles away and it is not economially feasable to bring it up this far at this time. The water well
depth is estimated to be at least 300' at this location - so the few residents in the area are most likely hauling their
water and storing it in a cistern. Driving the last mile up to the property is rocky and rough which will
present a challenge; a 4-wheel drive vehicle will make that easier but is not required. From this parcel it is
6 miles to the Red Rocks store and Lu's cafe in Blanca and 19 miles to the Super Wal-Mart in Alamosa.

almost 6 acre sized parcel is located about 1/2 mile north of Blanca on 2nd Street, about ¼ mile west of Cedar Avenue.

Located 1.5 miles away in Blanca is the Red Rock Store with groceries and supplies There are two grocery stores in Fort Garland, 5 miles east of this area on Hwy 160.
Many residents in the area use wind and
solar power; heat with wood stoves, and have a propane tank for cooking, baking and propane refrigerators. It
is estimated that it would cost $8,000 to hook into the existing power line along Cedar. A septic system, installed by local
contractors, is estimated to cost $3,600. Water is down less than 100’ and to complete a typical

building supplies, medical care, etc are available in Alamosa, 22 miles to the west. Costilla and Alamosa Counties do not have many job opportunities, and we recommend

Unit 13 is surrounded by public land. The San Isabel National Forest boundary is 1/2 mile away and BLM
land is 1/4 mile away-both in easy walking distance. Tobin Creek flows 1/2 mile to the east and some locals use that
as their water source. The Rio Grande National Forest is also nearby. The Forest Service Access Road leading up to Lake Como
(Alpine Lake) and several of the 14,000' peaks is less than 3 miles away.
The Sand Dunes National Park Entrance is 18 miles away, and San Luis Lakes, with great rainbow trout
fishing is 22 miles away.
This is a great area for vacationing and hunting but we would not recommend it for a permanent
residence. There are two mountain homesteaders living in the area. The trailer has been sitting on Lot 5 for several
years, and has never been disturbed.
